Adding Some Green

Just a small update for today. Hubby stopped by the development yesterday to see if there was anything new. No major changes to be found, but landscaping has started! It looks so much nicer already just having some grass out front.  We STILL do not have our decorative door surround. We are the only ones left without it and I really want to make sure it's the one we're supposed to be getting, so I'm getting a little nervous on that.

Also they had started to lay the carpet in the den and living room, not sure about upstairs though. It also looks like they may be getting ready to dig the footers for the deck as the trucks were back on our lot, and I know they're not breaking ground on the 3 row of houses just for a while yet. So I'm hoping it's them getting everything prepped for the deck so that when it does get approved it can go up regardless of weather situations.

I am really hoping to get over there myself tomorrow at some point but I'm not sure I'll be able to. I've been working crazy hours at work so that I can go on vacation with one of my very best friends next week.  So I'm sad I might not be able to see my house for over a week!

A little more on the vacation...We're actually going on a Property Brothers cruise! There will be a bunch of people from HGTV on the cruise and tons of "classes" and "shows". I'm hoping this little break will take my mind off all of the drama with the house and maybe even give me a few ideas for decorating.

So by the time I get to my next blog update, the house will probably be "done"! (Minus the deck of course)

Landscaping started, looks so much better already!

You can see the carpet padding. We upgraded this option as much as we could.

Why are they only ones with dead plants?!?
Also you can see the trucks off in the distance. I really hope they're there for our decks.

Den and living room carpeting maybe? I really can't wait to see this go it. I completely forgot what it all looks like!

Staining going well, will need some white touch up paint

Kitchen faucet is in. I wasn't sure how I'd like the oiled bronze with Uba Tuba, but I LOVE IT!
Back splash still needs to be fixed though.

Stairs coming off of the wall, it's already been marked to be fixed though.

Two Steps Forward...One Step Back

Each day we seem to make a little more progress on getting a closing date, hence the "two steps forward, one step back" title.  We are still waiting on confirmation for the deck. Last week we were asked if we wanted to move forward without the deck and close in a few weeks or wait for the deck and maybe close at the end of January. We really need to close next month so we told RH we would like to remove the deck from our mortgage and we will be put it up once all of the approvals come in. That would mean moving in with a TCO (which RH would extend if needed) then we could get the plans and permits from RH once they're approved and probably get the deck cheaper than what RH was charging us. While we're bummed that we won't have the deck at move-in, we WERE excited to to finally get an estimate on closing and to be moving forward.

On Friday we found out that we might not be able to do any of that, even though it was offered to us. RH is still convinced that they have the approval they need and that the decks WILL be in in December. However, I have heard this at least 5 times, so I'm not buying it. We're just getting fed up with not having any sort of closing date, we can't even get an idea. This it making it completely impossible to prepare for moving and also I'm going to end up losing my vacation time that I've saved up.  We're supposed to have an answer today, but I'm not holding my breath.

Sadly for me, this whole debacle and back and forth has really taken a lot of joy out of this process for me. When we walk into our house I don't even get excited anymore because I can't see the end in sight.  My husband is remaining positive throughout all of this which is good because I've completely lost my drive to move right now. I really hope it comes back one things actually move forward!

Onto house updates now...

1.) The granite on the wet bar was wrong, but PM had it replaced within 24 hours!
2.) Our bathrooms are pretty much done down, minus a few minor fixes/wiring
3.) We have more holes in our house now than we did at drywall!
4.) Central Vac is in
5.) Circuit breaker is done
6.) We have electricity and lights!
7.) Hardwood floors are in
8.) All granite done

Here's some updates from last week:

Issues:
  •  Outlet above fireplace should not be there - Apparently it's there and I have to learn to love it
  • Missing outlets below TV same stud mounts - Fixed
  • Security System pet senor never wired/installed - Fixed
  • Missing several outlets in the living room - Fixed
  • Outlet missing from kitchen island - Fixed
  • Very bad corner in the landing of staircase, bows out - Still waiting for a response
  • Hinges for laundry room door are the wrong metal, should be oiled bronze - Still waiting for a response
  • All 3 shower shelves should have gone in the master bathroom, they put 1 in the master and 1 in the guest bathroom and ripped the soap dish off of the guest bathroom tile. Also the corner shelf in the guest bathroom does not match the tiles at all. The corner shelves are cut into the tiles. - Soap dish re-added to guest bath, still waiting for 3 shelf in master bathroom
  • Window in living room put in crooked and is pulling off of the wall, looks horrible. - Still waiting for a response
  • Poorly done drywall around the crooked living room window, very wavy. - Still waiting for a response

Queries:
  • There's a hole in or crown molding in the entry way with wires running through it, why? - Was cut to pull wires through
  • What is the outlet cut out of the crown molding on the top floor for? - They cut it wrong, was not supposed to be an outlet, was supposed to be for doorbell
  • Please confirm that bedrooms 2 & 3 have been put on separate breakers - Still waiting for a response

Lots of prewiring

Redid the gas pipe for laundry - very happy now

Central Vac in

Wet bar is almost done, just waiting for plumbing

Wet bar granite up close

At this point, it would have been easier to put new drywall in.

They did a horrible job on the backsplash, they didn't use spacers, it's all uneven, the gaps aren't big enough, the grouting is falling out already, etc...

BUT - When it does get fixed, I know I will love it

Definitely need to put some lighting under the cabinets

Hate this light, it's is going as soon as we move in.

Speakers are in for 2 room sound system

Horribly tile grouting job and the granite is moveable

Started to stain our stairs

Guest bathroom is nearly done

No deck approval yet, but they're preparing for it.

Master shower nearly done

A better look at the wet bar granite

Master bath vanity done

Another angle of the kitchen

This made me laugh - the "Patch" note and the red cones on the ceiling everywhere

Security system wired

Driveway started

Control panel for Bluetooth music system

A Small Update and a Big List!

We spent a good hour or so in our house this weekend walking through each floor and just double checking everything we wanted is there or looks like it will be there eventually. For the most part, we are very happy happy with what we're seeing and it's all coming together great!  Cabinets are in, trim and crown molding done, painting started, and tiling in the bathrooms was started as well.  We cannot wait to see what this week will bring us!

However, with every construction comes some issues and we had quite a long list to send to our PM. I know most of the items would have been addressed whether we raised them or not.  And overall, I'm really not worried about all of our concerns being address, I just couldn't NOT send an email of concerns. I knew that if we didn't there might be something that we would be kicking ourselves for later.

Our PM replied the next day saying that he will take time to look through each one of our concerns but that we shouldn't worry as the electric work was still being finished up that week and he would have spotted all of the mistakes when he walked through ours. But if our list is still that long in 2 weeks he said then we can worry. He also said he'd set up a walk-through with us before our pre-settlement so we can address any issues ahead of time and not delay our move.

On that note, we still do not have a closing date. We are really hoping to get a final answer on the deck one way or another this week. We are prepared to receive bad news and have been preparing to adjust our mortgage to move in without the deck. But I will address that more if and when that becomes our course of action.

So here's our list of items to be addressed:

Issues:
  •  Outlet above fireplace should not be there
  • Missing outlets below TV same stud mounts
  • Security System pet senor never wired/installed
  • Missing several outlets in the living room
  • Outlet missing from kitchen island
  • Very bad corner in the landing of staircase, bows out
  • Hinges for laundry room door are the wrong metal, should be oiled bronze
  • All 3 shower shelves should have gone in the master bathroom, they put 1 in the master and 1 in the guest bathroom and ripped the soap dish off of the guest bathroom tile. Also the corner shelf in the guest bathroom does not match the tiles at all. The corner shelves are cut into the tiles.
  • Window in living room put in crooked and is pulling off of the wall, looks horrible.
  • Poorly done drywall around the crooked living room window, very wavy.

Queries:
  • There's a hole in or crown molding in the entry way with wires running through it, why?
  • Cosmetic things like cracks in cabinets, pulls not being even, and cabinets with spaces between them to be address closer to move in.
  • What is the outlet cut out of the crown molding on the top floor for?
  • Please confirm that bedrooms 2 & 3 have been put on separate breakers

Garage is nearly done

Looking nice and tidy

Love the crown molding, glad be upgraded

All that's in the powder room so far

Random hole in the entry way, looks like they did it to pull wires through

Hallway to the den

Wet bar with tiles

Glad the tiles don't come out any further than that. Also we get 2 recessed lights with the bar so we now have 6 recessed lights in the den.

Plenty of space for at least a 70 inch TV

The window on the right is crooked and the drywall around the window especially at the to is wavy

Window pulling off of the wall

Crown molding and 1st coat of paint, looking great so far

Really poor job cutting

Cabinet not touching the ceiling on left side

Crack in cabinet

Most of the doors were hung like this, they will all need adjusting

We think this is for the doorbell?

Crown molding top floor done

Guest bathroom tiles in

Corner shelf not supposed to go here, supposed to go in the master shower

Master bathroom tiling

These tiles are my fave selection in the whole house so far

Tray ceiling done

Love how they just painted over the labels instead of taking them off

What the row looks like so far, sod should be going in soon

A little worried about how far out and into the laundry close the gas pipe goes

Random puncture hole in the crown molding

Found all of our central vac inlets

Our first guest at our new home! We named him Jiminey
